Recent Transactions

Residential Development, York

Mezzanine facility to support the development of 77 high-quality residential units plus retail space in York.

The property is located in the centre of the York, moments from the city’s main attractions and will feature a concierge service as well as a convenience store, gym and F&B offerings in the retail space. The development is expected to complete by Spring 2021 and has a forecast GDV in excess of £40m.

The development is being undertaken by prominent local developer, Newby. Established in 2008, Newby specialises in developing mixed-use and residential schemes with an identified project pipeline in excess of £100m worth of GDV.

Student Accommodation Development, Coventry

Mezzanine investment to support the development of 201 purpose-built student accommodation units in Coventry.

Amenities will include a gym, cinema room, bicycle storage centred around a striking rotunda structure. The development is to be completed in time for the start of the 2020 academic year with a forecast GDV in excess of £20m. The site is well-located in an established residential area and it has access to the full range of services and facilities and is situated within easy reach of the nearby Warwick University campus.

This is the second transaction that Beaufort has completed with multiple award-winning development and construction company, Torsion Group. This project will be undertaken by Torsion in joint venture with DR2H, a Coventry-based firm specialising in the delivery of serviced residential and mixed-use developments.

Residential Development, North West London

Investment to support the development of 130 high-quality private and affordable homes in Wembley, North West London.

The development features a striking design and will play a significant part in contributing towards the regeneration and enhancement of the local area. The site is located on the doorstep of major transport links and local amenities, and will provide an iconic residential development for the local area.

This transaction is a partnership between Beaufort and one of London's best known and most respected development companies, Londonewcastle. Student Accommodation Development, Sheffield

Mezzanine investment to support the development of 220 student cluster beds and studios in the heart of Sheffield.

The development is located on the doorstep of a host of amenities on its doorstep and will cater to students of both the University of Sheffield and Sheffield Hallam University.

Construction is currently underway and anticipates welcoming the first students in time for the start of the 2019/2020 academic year in September.

Residential Development, Hampstead, North London

Mezzanine investment to support the development of a multi-unit residential development in Hampstead, North London.

The development is located within a short walk of Hampstead Heath and the amenities of Hampstead village. Comprising over 19,500 sqft of internal area, the units will be finished to a very high standard with landscaped gardens.

The GDV of the development is anticipated to be in excess of £25m and is scheduled to be complete by Q4 2020.

Student Accommodation Development, Glasgow

Mezzanine investment to support the development of a 301-bed purpose-build student accommodation scheme in Glasgow.

Scheduled for completion in Summer 2019, the 301-student bed development will be built close to and in conjunction with the Royal Conservatoire of Scotland, one of the top five performing arts institutions in the world. The RCS was founded in 1845 and counts Prince Charles as its patron and Cameron Mackintosh as president of the University. The project will provide students with a wealth of amenities including; five bespoke sound-proofed music practice rooms, a dance studio, a gym, cinema room, study halls, two roof terraces and a sky lounge.

With a high specification and market-leading amenities, the project will appeal to students from a number of the many higher education institutions in Glasgow.

Residential Development, Bristol

Mezzanine investment to City & Country, the UK's leading developer of heritage properties. The facility will support two of City & Country's prestige developments in Bristol; The General and Factory No.1.

The General is a multiple-award winning development of 205 residential units and four commercial units at the former general hospital in the centre of Bristol. Originally opened in 1858, the hospital finally closed its doors in 2012.

City & Country has set about a painstaking renovation and conversion of the property, setting new record prices for the local market with the first two phases of the development. The property also boasts a Michelin starred restaurant on the ground floor.

Factory No.1 is a former tobacco factory located on the main thoroughfare of Bedminster, a stone's throw from the centre of Bristol. The site is currently occupied by two derelict listed properties. The development will retain the original facade, while providing much-needed hotel and conference space to the centre of Glasgow. Both properties are a stone's throw from the world-class shopping of Buchanan Street as well as the central station.
